New Orleans is famous for many things: Mardi Gras, drinking, Second Lines, and music. Of all the neighborhoods in this city, the historic Garden District is wealthiest. Home to the rich and famous, our own little Beverly Hills. The place is also quiet, a welcome reprive from the hustle and bustle of the French Quarter.

The area is packed with grand mansions, many of which date back to before the Civil War and most kept original. As you walk down the sidewalk of this neighborhood, you will see how breathtaking the oak trees are, making the street ‘instagrammable.’ Nearby is St. Charles Avenue, and it’s famous streetcar, the oldest in the United States making it easily accessible to the rest of the city.

Money-wise, the Garden District is not an affordable place. If your income is below $100,000, don’t even think about it. Houses here can cost up to $600,000 for a small single-family home or condo. Just imagine if you want to live in a grand mansion. The property price can change by a whopping $1M in just a couple of years. 2523 Prytania Street was sold by actor Nic Cage for 1.5 million, it recently came on the market again for 4.5 million and was sold within months. Obviously, the people buying here have money, most of them are earning $136,000 on average..

With all it’s beauty and grandeur you can see that the Garden District appeals to those with deep pockets. It is equally appealing to celebrities seeking a historic home in a beautiful location but with more peace and quiet then the French Quarter can provide.

Football players Peyton and Elli Manning lived on First & Coliseum Streets during their childhood. Their parents are still living there, and although both of them are not permanently residing in Garden District, they do come home during the holidays. Zion Williamson, star NBA player, bought a house near by the Peyton’s in 2020 for his mother

John Goodman, a great actor with many memorable roles but most famous for playing Walter in The Big Lebowski, currently resides on Second & Coliseum Streets. He often walks with his dog around the area. If you are lucky, you might be get a chance to see or meet him.

Nic Cage, famous for having eccentric taste, bought a house on 2523 Prytania Street but was forced to sell in 2009 to pay back the taxes he owned the IRS.

Beyonce & Jay-Z bought a home on Harmony Street in 2015.

Sandra Bullock, popular for her role in Speed, has a home on Fourth & Coliseum Streets. She has properties all over the U.S. and has one in the Garden District. Though she is rarely in New Orleans.

Truly, the Garden District is a haven of celebrities.

Now, let’s try to look at what some of these homes in Garden District have recently sold for.

According to Zillow, around 223 houses have been sold in Garden District recently. The most recent was 3316 Prytania St, New Orleans, LA 70115, which was estimated to be at $1,843,400. This is a single-family home with five bedrooms and five bathrooms.

Well… hold on…you’re not the only one who’s excited to live in Garden District. With all the celebrities, the history and great mansions there, who wouldn’t want to experience the luxurious life in the Garden District.

So, what’s it gonna costs you? What’s the average home price in the Garden District? 

Based on Zillow, there is a 4.4% change in the price of properties in the Garden District from September 2020 to September 2021. The home value index as of this writing (Fall 2021) is $653,922 and the price per square foot is $333. This means that you can buy a typical single-family home or condo at this price. Of course, the bigger the property is, the higher the value and the more notable historic homes go for much, much more. I’d say the average price for one of those is closer to 3-4.5 million.

For much much less then that you can book the best hotels in the Garden District.
